Almost every property we work on around Lake Chelan and Manson shares the same two conditions: a steep grade and a view that runs the length of the valley. Lots step down toward the water in terraces, and the buildable pad is often narrower than it first appears. Before anything is drawn, we walk the site and establish where the water plane should sit so the pool reads as an extension of the lake rather than a separate object in the yard.
Slope is the engineering story here. A pool set into a hillside is carrying soil on one side and floating over open air on the other, which is why our shells are built at 10 inches thick with half inch rebar at 10 inches on center each way, rather than the lighter shotcrete shells common in flatter markets. Geotechnical review comes early, and retaining structure, drainage, and the pool shell are designed as one system instead of three separate problems solved in sequence.
The soil around Chelan varies from glacial till to loose orchard ground to hard rock within a single lot. Excavation planning matters, and so does access. Many of these properties are reached by a single narrow drive, so equipment staging, concrete placement, and material delivery are all mapped before the first machine arrives.
Sun exposure is the other local factor. South and west facing lots take intense afternoon light off the water, which pushes us toward porcelain tile that holds its color permanently, deck materials that stay comfortable underfoot, and shade structures placed where they will actually be used in August.
A climate of two seasons
Chelan summers are long, dry, and hot, and Chelan winters bring real freeze cycles. A pool built here has to be comfortable in both. Freeze-thaw movement is unforgiving to thin finishes and poorly detailed coping, which is one more reason we waterproof the shell with two coats before a single tile is set and use porcelain rather than plaster.
For second homes and vacation properties, winterization and remote control matter more than anywhere else in the state. Full automation lets an owner in Seattle or Portland check water chemistry, run the cover, and bring the water up to temperature before the drive over the pass.
