Building along the rivers
The Tri-Cities sit at the meeting of the Columbia, Snake, and Yakima rivers, and a large share of the properties we build on look out over one of them. River view lots frequently sit on a bluff or a bench above the water, which gives us elevation to work with and makes a vanishing edge a natural answer rather than an imported idea.
Ground conditions here run to sand, silt, and caliche, and in places to loose fill. That combination is exactly why we do not build light. Our shells are 10 inches thick with half inch rebar at 10 inches on center each way, well beyond the 6 inch shotcrete shells with thinner steel that are common in the region, and every shell gets two coats of waterproofing before tile is set. Where conditions warrant, geotechnical findings drive the footing and structural design before excavation begins.
Wind is a genuine design input in the Tri-Cities. Sustained afternoon wind increases evaporation, cools the water surface, and moves debris across a deck. Screening, structure placement, and integrated cover systems are planned with that in mind rather than added later.
Summers are hot and long, which makes this one of the most rewarding places in Washington to own a pool. Shade planning is as important as sun exposure: cook areas, pergolas, and seating placed so the space stays usable through the hottest part of the afternoon.
Neighborhood character
Kennewick's hillside neighborhoods in Canyon Lakes and above Clearwater tend toward sloped lots with panoramic views, which suit perimeter overflow and vanishing edge designs. Richland and West Richland properties are often larger and flatter, leaving room for a full outdoor living plan around the water. Pasco and the surrounding acreage properties give us the space to treat the pool as the center of a much larger backyard reset.

For projects at this distance we concentrate crew time into longer continuous stretches rather than short visits, which keeps the schedule tight. One crew carries the project from excavation through tile, startup, and the final walk-through, with weekly updates throughout and long-term service afterward.
